Page AZ Real Estate Market Update May 18, 2014 – Strong!

In keeping with the trend this spring the past two months have still be very busy around the Page Lake Powell area for real estate. Last week we had something happen that has not been seen around here in a while. Two offers for the same commercial building were received on the same day!

Sold Page AZ Real Estate March 17th, 2014 – May 17, 2014

In the past two months through our Page Lake Powell MLS we have had 6 single family homes, 3 manufactured homes, 1 mobile home, 1 town home, and 1 mobile home for a total of 12.

Last year for the same two month period we had 2 single family homes, 2 manufactured homes, 3 condos, and 2 town homes for a total of 9.

Median Price differs from Average Price in that there are as many homes above the median as below, so it is right in the middle.

The median price for the single family homes closed is $168,000 while the average came in just shy of $199,000. Average days on the market for the homes sold was 233.

The manufactured homes median price for the 3 sold is $80,000 while the average was $93,667. Average active days on the market of 266.

The condo in Greenehaven sold for $39,000 and had been on the market 179 days. The town home at Glen Canyon Villas sold for $151,000 and had been on the market 12 days before receiving an accepted offer. A mobile home (pre-1976) sold in Page for $40,000 and had been on the market 10 days.

The average days on the market across all property types sold for this two month time frame is 200 days.

Pending. When a property that has been on the active market for sale has a buyer submit an offer, which after negotiation, is accepted by the seller. There is usually a period of time where the buyer is obtaining financing and the seller is moving during the pending status.

One telling thing is during this March 17 to May 17 we have had 17 properties go to Pending status and most have not yet closed. This looks good for the coming weeks!

Conclusion

The Lake Powell Real Estate market is still going strong with 12 properties having closed in the past two months through our MLS. In pending status right now we have several commercial properties which is an area we had a slow down in, so the pick up is positive. We have 18 properties currently in pending status with only three of them being “long term” pending so 15 are actively working toward closing.
